As demands for green development, efficient resource utilization, and stable operation become increasingly important criteria in selecting production sites, the value of industrial parks/clusters (IPs/CCs) lies not only in the land itself.

Recently, at the Vietnam Industrial Property Forum (VIPF) 2026, Thanh Thanh Cong Industrial Park Joint Stock Company (TTC IZ, a member of TTC Group) shared its approach to controlling operational risks to increase long-term value for investors.

When operational capability becomes part of the investment value.

For manufacturing businesses, an investment decision in an industrial park spans decades. Throughout that lifespan, wastewater treatment, power supply, technical infrastructure, logistics, human resources, and the ability to meet environmental standards can all directly impact production continuity and operating costs.

Therefore, beyond factors like land availability and location, the value of an industrial park stems from its ability to create a sufficiently stable foundation for businesses to maintain operations, control costs, and adapt to the increasingly demanding requirements of the market. This practical perspective was presented by Mr. Nguyen Thanh Chuong – General Director of TTC IZ – at the strategic dialogue session within the framework of VIPF 2026, when discussing the new requirements for the next-generation industrial park model.

According to Mr. Chuong: 'Don't just look at land lease prices, look at operational capacity. When risks are identified and controlled right from the industrial park infrastructure level, businesses can focus resources on core activities and be more proactive in meeting the increasingly demanding requirements of the market.'

TTC IZ controls risks at the infrastructure level.

The experience at Thanh Thanh Cong Industrial Park in Tay Ninh clearly demonstrates this approach. As of August 2026, TTC IZ is managing a concentrated textile dyeing zone of 215 hectares, accounting for approximately 41% of the leased land area – a manufacturing sector with high demands for environmental control, especially regarding wastewater.

Instead of letting environmental issues become a dispersed risk at each individual factory, TTC IZ invested in two wastewater treatment plants with a total capacity of 27,000 m³/day, creating a centralized treatment capacity for the entire zone.

For investors, the value of the system lies not only in its processing capacity, but also in its ability to bring a group of risks that could directly impact production into a control mechanism right from the industrial park level.

This also represents a shift in the perception of industrial parks: With increasing demands for ESG, environmental standards, and supply chain responsibility, infrastructure quality is no longer a supporting factor, but has become an integral part of the competitiveness of businesses leasing land.

Green industrial real estate developers to lead in 2026

With TTC IZ, the 'green' transformation is directly linked to the operational efficiency and long-term growth potential of the business. Solutions for wastewater treatment, renewable energy, resource management, and technical infrastructure are therefore approached as components of an overall operating system.

This orientation was further recognized at the VIPF 2026 Forum when TTC IZ was honored as one of the top 5 companies in the 'Leading Green Industrial Real Estate Developers of 2026' category at the 'Green Future Awards 2026' ceremony, marking its third consecutive recognition at the program.

At the same time, TTC IZ also received the 'Award for the Development of Vietnam's Industrial Real Estate in 2026'. This is a new category, dedicated to recognizing organizations and businesses that have made positive contributions to the development of Vietnam's industrial real estate market.

Sharing insights on the challenges in transforming industrial parks towards an ecological model, from the practical experience at Thanh Thanh Cong Industrial Park to the general demands of the market, Ms. Dinh Thi Ngoc Trang – Deputy General Director of TTC IZ – stated: The biggest challenge when transforming a stably operating industrial park into an ecological model lies not in awareness, but in restructuring the infrastructure that serves hundreds of businesses simultaneously. For TTC IZ, this means shifting from a 'end-of-pipe' approach where wastewater is treated and then discharged into the environment, with energy sources from separate boilers at each factory and each business handling its own waste, to a shared circular system: water reuse, clean energy, and transparent resource data connected between businesses.

“We are surveying the possibility of building shared infrastructure such as biomass steam networks and recirculating water systems to connect each individual enterprise into a true industrial ecosystem. This is a challenge that requires investment capital, time, and the cooperation of both secondary businesses and local authorities, but it is an essential step for industrial parks to move towards global green development standards, meeting the increasingly high ESG requirements of the international business community, thereby enhancing competitiveness and building a foundation to attract and support investors in the long term,” she added.

Field survey of the ecosystem of Thanh Thanh Cong Industrial Park.

On September 30, 2026, within the framework of the VIPF Forum, the Site Tour 2026 at Thanh Thanh Cong Industrial Park welcomed over 80 representatives from financial institutions, business associations, and investors, opening up opportunities to survey the industrial ecosystem and directly understand the infrastructure capacity in Tay Ninh.

Accompanying the program, Mr. Le Thanh Kiet – Deputy Head of the Management Board of Tay Ninh Provincial Economic Zone – shared the local development orientation in the new phase, focusing on inter-regional infrastructure connectivity, administrative reform, science and technology, digital transformation, green transformation, and the development of industrial parks in a green, ecological, modern direction, efficiently utilizing resources and developing a circular economy.

At Thanh Thanh Cong Industrial Park, the delegation surveyed key items such as the specialized wastewater treatment plant and the rooftop solar power system implemented by TTC Energy. They also visited TTC Trang Bang Aqua Park and Thanh Thanh Cong Residential Area – where the TTC Social Housing project is being developed, expected to be completed and handed over in 2028. The alignment between the local development orientation and TTC IZ's investment and operation of the industrial park ecosystem creates a foundation for the company to implement stable production activities and many favorable conditions for long-term development in Tay Ninh.

Scaling up on a foundation of sustainable development.

During the period 2026-2030, TTC IZ aims to develop 2,700 hectares of industrial land and 1 million square meters of warehouse space, with the requirement for synchronized upgrades in green infrastructure, digital infrastructure, and clean energy.

In Tay Ninh, Tan Hoi 3 and 4 Industrial Clusters are being developed to create a new industrial space in the northern part of the province, aiming to attract investment flows with increasingly high demands for infrastructure quality and development standards.

The Da Oai Industrial Cluster (Lam Dong) plays a crucial role in the strategy connecting Southern economic centers with the Central Highlands, complementing the industrial development network of the TTC IZ. Alongside expanding its area, the TTC IZ aims to create stable employment for over 45,000 workers and increase socio-economic impact in the project's localities. Based on this foundation, the TTC IZ aims for long-term growth, where expansion is always accompanied by upgrading infrastructure, operational capacity, and the ability to create sustainable value for investors.
